NordicProperty Metrol Nordic-Baltic Commercial Real Estate is a brokerage company for commercial real estate in Northern Europe. We deal with properties in Estonia mostly in its commercial center and capital city of Tallinn area and also in Latvia and Finland and their respective capitals` of Riga and Helsinki metropolitan areas and cover office, retail, hotels, logistics and industrial property.

Our commercial brokerage team combined has years of experience in spotting good value commercial property on the market. We take into our property portfolio ready cash flow properties with stable tenants with long term agreements which after due diligence from our side we believe are a good commercial property. We act independently of the property owners in the interest of the investor. The price range of properties we deal is typically between 3-30 million euros per one object, which means that taking into account the standard up to 60% loan leveraging option, the amount of equity that one would like to allocate to acquire a direct ownership in a separate commercial property in the region starts usually from 1,2 million €.
  However, parts of buildings (for example a floor or even a smaller part in an office building) that form separately tradable registered piece of property which are legally as solid as a detached property, occasionally also come to the market and their prices start at a significantly lower level. In addition to single properties we are also able to suggest a portfolio of properties.
  Our core activity is in the property trading and we are prepared to provide the full service package which is necessary to complete the transaction, but we are also ready to help in arranging the after care to make it as convenient as possible for a transnational investor.

We offer a full one stop shop service package including:
  • Property for purchase from our portfolio of properties which meet our selection parameters according to our standard due diligence we have carried out or finding a property according to investor`s parameters.
  • We are also able to put together a portolio of properties for a larger project or for a fund that can include properties in more than one country in the Nordic region.
  • Negotiating the sales contract and advice on the loan opportunities from local commercial banks if leveraging option is used.
  • Setting up the SPV, arranging the share transfer formalities and/or notary services and also after care arrangement if needed.



This integrated service has usually been found most convenient by transnational property investors as in a standard case no additional services are needed to complete the transaction and everything can be taken care of through one office.  For special cases of untypical forms in transnational tax planning or some specific additional due diligence we are able to suggest a list of local attorneys and auditors or arrange their input ourselves, if desired.
